Our Experience and

Virginia Phase 1 Environmental Group (VPEG) is Virginia Environmental Professionals, LLCs (VEP) team for completing Phase I ESA Reports in Virginia. We are a small start-up company, concentrating in environmental consulting and planning for the real estate market. Although we have only been in business since December 2021, our project staff has over 30 years experience completing a wide variety of environmental projects, with a concentration in real estate services.

Our experience in many different areas of environmental consulting makes us really good at completing Phase I Environmental Site Assessments, because there are so many property types and potential issues that may require evaluation by a trained assessor. Our specific experience that is beneficial in completing Phase 1 ESAs includes:

Richmond, VA Phase I Environmental

VEP completed a Phase I Environmental Site Assessment in conformance with the scope and limitations of ASTM Practice E1527-21 of the property located in Richmond, Virginia.  Previous Phase I ESA reports were completed for the property in 2013, 2017, and 2019, which included the subject property as part of the shopping center parcel at that time. The reports identified a former dry cleaner and adjoining leaking underground storage tank sites as recognized environmental conditions (RECs).  Phase II ESAs were completed in 2017 and 2019 to evaluate the RECs identified. Soil, groundwater, and soil gas samples were collected and the results indicated that contamination was not detected at concentrations exceeding the commercial use criteria for the property. No additional action was recommended in the latest Limited Phase II ESA report completed in 2019.

Based upon our observations and information gathered during the Phase I ESA, VEP has not identified the presence of any recognized environmental conditions (RECs), controlled RECs (CRECs), historical RECs (HRECs) or de minimis conditions as defined by ASTM Standard practice E1527-21 for the current subject property. Blacksburg, VA Phase I Environmental

VEP completed a Phase I Environmental Site Assessment in conformance with the scope and limitations of ASTM Practice E1527-21 of the property located in Blacksburg, Montgomery County, Virginia. Based upon our observations and information gathered during the Phase I ESA, VEP has not identified the presence of any recognized environmental conditions (RECs), controlled RECs (CRECs), historical RECs (HRECs) or de minimis conditions as defined by ASTM Standard practice E1527-21. Charlottesville, VA Phase I Environmental

VEP performed a Phase 1 ESA Report for the property located in Charlottesville, Albemarle County, Virginia. The property was used as a laboratory and testing facility for optical equipment and controls. Based upon our assessment and data collected for the project, we did not identify  the presence of recognized environmental conditions (RECs) at the property.
